The specific features of each property (such as the locations of common areas) are listed at the end of the document, grouped by property. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"muutto-ja-tulotarkastus\">1. Move-in and entry inspection<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You will receive your key and directions on how to fill in the entry inspection online form on the first business day of your lease, during office hours from 9 AM to 3 PM.<\/li>\n\n\n\n<li>Submit a change of address and notification to the population data services agency: https:\/\/dvv.fi\/en\/individuals<\/li>\n\n\n\n<li>Complete the entry inspection and submit the online form immediately (the same form will be used later for the exit inspection).<\/li>\n<\/ul>\n\n\n\n<p>Note! Also check the internet connection, laundry room access, and the locations of storage areas and waste management facilities for your property. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"vuokra-ja-maksut\">2. Rent and payments<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Rent is due on the 5th of each month. <\/li>\n\n\n\n<li>Rent includes: electricity, water, heating, internet (100 Mbps), and laundry room; some buildings also include a shared sauna.<\/li>\n\n\n\n<li>If your rent invoice is lost, you can get a new one from the office.<\/li>\n\n\n\n<li>Payment difficulties: contact Pia Ronnila, tel. 044 7355606 or toimisto@kotopas.fi.<\/li>\n\n\n\n<li>Payment reminders and collection: B2 Impact<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"turvallisuus-ja-palovaroittimet\">3. Safety and smoke detectors<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>There is a smoke detector in every room of the flat. Test the device twice a year. <\/li>\n\n\n\n<li>The detector must not be moved or removed.<\/li>\n\n\n\n<li>If the detector does not work despite testing, submit a fault report.<\/li>\n<\/ul>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/kotopas.fi\/en\/tenants\/forms\/fault-report\/\">Submit a fault report<\/a><\/div>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"yhteiset-tilat\">4. Common areas<\/h2>\n\n\n\n<p>The usage guidelines for common areas are the same in all properties. The exact locations of the facilities and any exceptions are described in the <a href=\"#property-specific-information\">property-specific information<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Laundry room<\/h3>\n\n\n\n<p>Use of the laundry rooms is included in the rent. Follow the instructions and reservation lists. Laundry room locations can be found in the <a href=\"#property-specific-information\">property-specific information<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Storage spaces<\/h3>\n\n\n\n<p>Each flat has a storage space (exceptions are property-specific). Storage locations can be found in the <a href=\"#property-specific-information\">property-specific information<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Bike storage<\/h3>\n\n\n\n<p>All properties have a separate bike storage area. Bike storage locations can be found in the <a href=\"#property-specific-information\">property-specific information<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Table tennis room<\/h3>\n\n\n\n<p>The table tennis room is available at Koskisoppi (see location in property-specific information).<\/p>\n\n\n\n<p>The usage guidelines for common areas are the same in all properties. Parking<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Park only in designated spaces.<\/li>\n\n\n\n<li>Electric car charging spaces are available for a fee; reservations can be made at the office.<\/li>\n\n\n\n<li>Keep your parking permit visible.<\/li>\n<\/ul>\n\n\n\n<p>The properties have active parking enforcement. The exact locations of parking spaces can be found in the <a href=\"#property-specific-information\">property-specific information<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"jatehuolto-ja-kierratys\">6. Waste management and recycling<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Waste bins: bio, paper, cardboard, metal, glass, mixed waste<\/li>\n\n\n\n<li>Follow sorting instructions carefully.<\/li>\n\n\n\n<li>Larger items (e.g., a chair) should be taken to recycling or the Jumalniemi waste station.<\/li>\n\n\n\n<li>Electronics and hazardous waste can be delivered to collection points at stores that sell similar products.<\/li>\n<\/ul>\n\n\n\n<p>The exact locations of waste bins can be found in the <a href=\"#property-specific-information\">property-specific information<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"lemmikit\">7. Pets<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Pets are allowed in studios and family flats (not in shared flats).<\/li>\n\n\n\n<li>You need written permission from the office.<\/li>\n\n\n\n<li>A deposit of \u20ac150 is charged for pets + \u20ac50 per additional pet (max 2 dogs\/cats).<\/li>\n<\/ul>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/kotopas.fi\/en\/tenants\/forms\/pet-permission\/\">Pet permit application<\/a><\/div>\n<\/div>\n\n\n\n<p>When the pet leaves, the maintenance person conducts an &#8220;exit inspection&#8221;, after which the deposit is refunded.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"vikailmoitukset-ja-huolto\">8. Fault reports and repairs<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">Maintenance responsibilities for residents<\/h3>\n\n\n\n<p>Residents are responsible for normal upkeep of the flat and minor maintenance tasks. No fault report should be submitted for these. <\/p>\n\n\n\n<p>Resident responsibilities include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>purchasing and replacing ceiling lights and other lamps<\/li>\n\n\n\n<li>cleaning the cooker hood filter (at least once a year)<\/li>\n\n\n\n<li>regular testing of smoke detectors<\/li>\n\n\n\n<li>cleaning floor drains and water traps<\/li>\n\n\n\n<li>general cleanliness of the flat and normal upkeep<\/li>\n<\/ul>\n\n\n\n<p>If you are unsure whether a task is the resident&#8217;s or maintenance&#8217;s responsibility, contact maintenance before taking action.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Fault reports<\/h3>\n\n\n\n<p>Always submit a fault report when:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the toilet, faucet, or pipe is leaking<\/li>\n\n\n\n<li>the flat is too cold\/hot<\/li>\n\n\n\n<li>ventilation is inadequate<\/li>\n\n\n\n<li>doors and windows do not close<\/li>\n\n\n\n<li>the drain is not working<\/li>\n\n\n\n<li>appliances or fixtures are faulty<\/li>\n\n\n\n<li>there is an unusual odor<\/li>\n\n\n\n<li>you are unsure about how something works<\/li>\n<\/ul>\n\n\n\n<p>Fault reports are submitted via the website&#8217;s fault report form or by calling maintenance.<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/kotopas.fi\/en\/tenants\/forms\/fault-report\/\">Submit a fault report<\/a><\/div>\n<\/div>\n\n\n\n<p>Report:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the nature of the fault<\/li>\n\n\n\n<li>any pets in the flat<\/li>\n\n\n\n<li>your phone number<\/li>\n\n\n\n<li>whether you would like the maintenance person to visit without your presence<\/li>\n<\/ul>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-28f84493 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column has-light-yellow-bg-background-color has-background is-layout-flow wp-block-column-is-layout-flow\">\n<p><strong>Maintenance contact information (working hours weekdays 8 AM\u20133:30 PM)<\/strong><\/p>\n\n\n\n<p>Kay Stoerkel<br>huolto[at]kotopas.fi<br>tel. 0500 659 063 (during working hours) <\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-column has-light-yellow-bg-background-color has-background is-layout-flow wp-block-column-is-layout-flow\">\n<p><strong>Emergency service (outside working hours)<\/strong><\/p>\n\n\n\n<p>SOL h\u00e4lytyskeskus (24 h)<br>tel. 020 5700 800 020 5700 800<\/p>\n\n\n\n<p>Say that you are calling from Kotkan Opiskelija-asunnot Oy. Your identity will be verified when opening the door.<\/p>\n<\/div>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"avaimet-ja-ovenavaus\">9. Keys and door opening<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you forget your key, contact the maintenance person during working hours or SOL emergency service in the evenings and on weekends.<\/li>\n\n\n\n<li>Door opening service is subject to a fee.<\/li>\n\n\n\n<li>Lost keys will be charged at the locksmith&#8217;s cost.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"internet\">10. Internet<\/h2>\n\n\n\n<p>All flats include a free 100 Mbps internet connection.<br>Use a direct RJ45 cable (not a modem cable).<\/p>\n\n\n\n<p><strong>If the internet connection is not working, contact Elisa Servicedesk:<br><\/strong>tel. 010 80 4400<br>email: servicedesk@elisa.fi <\/p>\n\n\n\n<p>Internet connection technical support is the same for all Kotkan Opiskelija-asunnot properties.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"ilmanvaihto\">11. Ventilation<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The extractor fan runs continuously, with boost times from 7\u20139 AM and 3\u20138 PM.<\/li>\n\n\n\n<li>Leave the bathroom door slightly open after use.<\/li>\n\n\n\n<li>Avoid drying laundry in the flat, or ensure adequate ventilation.<\/li>\n<\/ul>\n\n\n\n<p><strong>When heating the sauna<\/strong>, ensure adequate replacement air by opening the kitchen replacement air vent or window. If the flat does not receive enough replacement air, the ventilation will not work properly and the sauna heating time will increase. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"jarjestyshairiot\">12. Disturbances<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Quiet hours are from 10 PM to 7 AM.<\/li>\n\n\n\n<li>If the disturbance continues for a long time and your own efforts do not help, call the <a href=\"#sol\">SOL emergency center<\/a>.<\/li>\n\n\n\n<li>Repeated disturbances will result in a written warning.<\/li>\n\n\n\n<li>Reports of disturbances must be submitted in writing to the office.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"kalusteet-ja-varusteet\">13. Furniture and equipment<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Flats are mostly unfurnished.<\/li>\n\n\n\n<li>The flat includes: wardrobe, ceiling lights, venetian blinds.<\/li>\n\n\n\n<li>Residents are responsible for purchasing and replacing lamps.<\/li>\n<\/ul>\n\n\n\n<p>Check for any exceptions in the <a href=\"#property-specific-information\" type=\"internal\" id=\"#kohdekohtaiset-tiedot\">property-specific information<\/a>.<\/p>\n\n\n\n<p>Note! The refrigerator power switch must not be turned off, as this may cause damage to the appliance. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"posti\">14. Post<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Only the flat number should be marked on the postbox, not the resident&#8217;s name.<\/li>\n\n\n\n<li>Submit a change of address to the postal service.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"irtisanominen-poismuutto-ja-vakuus\">15. Termination, move-out, and deposit<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">Termination<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Always done in writing via the online form.<\/li>\n\n\n\n<li>Notice period: 1 month, starting from the last day of the current month.<\/li>\n\n\n\n<li>For family flats, both tenants are required to fill in their own copy of the online form.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Change of flats<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Possible for justified reasons.<\/li>\n\n\n\n<li>Application must be renewed every 3 months.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Move-out<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Follow the move-out instructions.<\/li>\n\n\n\n<li>Return keys in a key envelope.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Deposit<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Refunded within one month of the end of the tenancy.<\/li>\n\n\n\n<li>Used if necessary for cleaning and repair costs.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"talokansio\">16.
