The new Residential Tenancy Act (AHVL) enters into force on October 1, 2026. The Act prohibits smoking on apartment balconies and ventilation balconies, as well as on private yard terraces or patios — and, of course, continues to prohibit it inside apartments and in common areas.
The smoking ban also applies to existing tenancy agreements.
Failure to comply with the ban may, in the worst-case scenario, lead to the termination of the tenancy agreement due to non-compliance with the rules.
Kotkan Opiskelija-asunnot is not designating a specific smoking area at this stage, as the new Act and its smoking ban do not apply to the housing company’s outdoor yard areas.
